England and Wales: support for regulation of estate agents

Reg of New Professions,

A survey of 537 estate agents across England and Wales found strong support for increased government regulation of the property sector, with 92% backing mandatory licensing and professional qualifications. Conducted by GetAgent, the survey found that 48% of respondents had encountered rogue or substandard agencies in their local markets, with concerns including poor knowledge of property law, unethical sales practices, misleading marketing, hidden fees and inadequate staff training. Agents identified reputational damage and diminished consumer trust as key consequences of poor practices, and cited legally enforceable codes of conduct, minimum professional qualifications, mandatory licensing and stronger enforcement as potential measures to improve standards. Respondents also identified possible implementation challenges, including increased costs, administrative burdens and the risk of regulation becoming a procedural exercise. The findings reflect industry perspectives on strengthening professional standards and consumer protection in estate agency, as the UK government considers regulatory reforms for the sector.
